A 1 cell iron farm is not worth 16k. In my opinion.
In total this may be worth a little more than 5k, including the Skele spawner.

A iron golem farm with about 6 cells is 16,000 I believe

You can not have auctions of locations which this basically is. Ask for offers over a certain price then choose the highest.
